Floodplain Manager (CFM) for a local government agency in my area. 2) Why is my house in a flood zone if it shouldn’t
be?
When FEMA instituted the National
Flood Insurance Program they were faced with the need to quickly determine who
was and who was not in a flood zone. Because of the time restraints FEMA used
general, less accurate methods of making these determinations. While your general area might be in a flood zone your house may not.
3) Why are your fees not
determined the same way as other flood zone correction services?
I am not trying to get rich; I have
a full time job. The reason I do this is because I was very intimidated by the
process of removing my own house from a flood zone and I was sure that others
would feel the same way about the process.
4) How long does the process take?
The process can take as long as 90
days but we touch base with FEMA on a weekly basis to make sure your application
is moving through the process as quickly as possible.
5) If you can’t get my house out of the flood how quickly
will I get my money back?
If we are unable to successfully
have your house removed from the flood zone we will issue you a check the same
day we receive the decision from FEMA. In many cases the check will be sent out
before you have even been informed of the decision, depending on how quickly we
can get in touch with you.
6) Do all flood zones require flood
insurance?
No. Only
property within the Special Flood Hazard Area (SFHA) require flood
insurance. In other flood zones insurance is optional. Our goal is to
move your house from the SFHA’, which requires flood insurance, to a
zone that does not.
7) What if my house is removed from the special hazard
flood zone but I still want flood insurance, can I get it?
Yes, and it’s cheaper! In this case
you are entitled to a preferred risk policy which in many cases has premiums
under $200.00 per year.

If my house is removed from the SFHA can I get any of my current
year flood insurance premium back? Yes. In most cases you are entitled
to a full refund of your current year flood insurance premium.
